Lay out the red carpet:
- make the most of the approach to the house
- devote some time to the garden
- clean and tidy the entrance, side/rear access, dead-ends
- make room in the hallway
- walk the route and remove anything that is going to detract from the first impression of your house
Less is more:
- de-clutter
- thin out ornaments and furniture
- clarify the function/purpose of rooms and spaces
- reduce complexity, simplify, and make space;
- place objects and works of art, and hang paintings, prints, photographs etc, so that they can be seen without being too demanding.
Let there be light:
- maximise the impact of natural light
- make sure your artificial lighting does the job it is meant to do
- hang mirrors to draw light inwards and onwards, but not too many
- give the buyer access to the best views
- screen any views that are less than attractive
Let there be colour:
- freshen up paintwork
- choose bright and cheerful colours
- curb your enthusiasm and leave room for the buyer’s imagination
- put warm colours in cool areas (north/shaded)
- put cool colours in warm areas (south/sunny)
Let the outside in:
- bring in nature through plants, natural stone and wood
- fresh flowers
- replace sharp aggressive plants with soft friendly ones
- take away anything dead or dying (in the plant line)
- make interior connections with natural elements in view outside, e.g. place a bird-feeder in view of a window
